Debris on Roof

Organic matter such as leaves and pine needles can accumulate on your roof. When they get wet, they can begin to decompose. Acids and enzymes in the composting matter will compromise your roof, eventually leading to its failure. If you see this happening, call Doyle Roof Masters!

Degranulation

Shingles rely on their protective granule layer to shield the roof from the elements. Once those granules wear away, the sun begins to break down the felt underneath—the core structure of the shingle. After this protective layer is compromised, the shingles will continue to deteriorate, potentially damaging the roof decking and leading to more serious issues as moisture is introduced, eventually causing leaks into the home.

The customer in the first picture had a new flashing put on by their contractor. It was never sealed to the roof, and they had to pay to have that area fixed because it leaked.


The last picture shows a 5-year-old tar-and-gravel roof. The customer had a new air conditioner installed. The contractor used a sealant that was incompatible with the pad under the unit. It deteriorated the roofing material underneath, caused leaks, and now the customer must spend thousands to have the area removed and redone.


The pictures in the middle show roofs that Doyle replaced and coordinated with the contractors so that everything went smoothly.

Metal Roof Issues

Metal roofs can be very durable, but screws can come loose over time. Penetrations need to be sealed periodically. Sometimes the proper underlayment isn't used, or it isn't used properly. In this case, there was a leak in the valley. The panels were taken off, new underlayment was installed, and the panels were put back on. 

Parapets

Parapets are the part of the roof that sticks above the roof line in a flat roof. As you can see in these photos, the roofing material is sealed to the stucco and has been completely compromised with cracks in the black sealing. Damage like this allows water to travel along the roof joist, eventually leaking into your ceilings and walls. If you see this happening, call us!

Penetrations

When water penetrates your roof, problems ensue. The photos below show roof issues that can lead to penetrations, allowing water to travel down an exposed pipe and collect in your attic. Ultimately, your ceiling may be compromised.

There are many types of roof penetrations—pipes, vents, skylights, and canales, to name a few. Different types of roofs require different types of sealants to ensure proper protection. Like anything exposed to the elements, sealants deteriorate over time and need to be repaired or replaced. That’s why we recommend having your roof checked at least every other year to make sure all sealants are intact and performing as they should. Tile Roof Issues

Tile roofs are an amazing option for properties in New Mexico. However, cracks in the tile can lead to water penetration, which can damage the material underneath. If you have a tile roof, you should be aware that, in addition to being beautiful, the tiles’ main job is to protect the material beneath them. That underlayment, along with the sealants around pipes and other penetrations, is what truly keeps water out of your home. When either the tiles or the sealants are compromised, your roof becomes vulnerable to leaks and costly damage. Pigeons and other birds can get under tiles on tile roofs or solar panels. More problematically, the bird droppings are acidic and will destroy any roof over time. Other problems can arise when squirrels and mice get under roof tiles and damage the underlayment.

Wind and Hail Damage

Hail damage can seem minor at first glance, but it causes serious long-term damage to your shingle roof. The hail impacts knock off the granules that protect your roof from the sun’s rays. So instead of lasting 30 years, significant hail damage can lower the service life to less than half that. Most insurance companies cover the cost of hail damage, but many have a time limit in which to file a claim. Wind and ice can also cause serious damage to your roof. Be sure to have your roof inspected after any storm or significant weather event.
